estimated Purchase Price and Loan Amount. All amounts are rounded to the nearest dollar.
Figures for Real Estate Taxes and Homeowners Insurance are estimates based on typical conditions in the Front Royal /
Warren County area. Actual Real Estate Taxes depend on Assessed Value and also whether City Taxes apply in addition to
County Taxes. Real Estate Taxes in other counties may vary.
Note that although this calculator will allow you to input a mortgage based on an LTV (Loan to Value) in excess of 80%, and
assumes a PMI (Private Mortgage Insurance) payment as a result, the reality in today's market is that conventional loans above an
80% LTV are now virtually unobtainable.
However FHA loans for 96.5% of purchase price are readily available, incurring an FHA premium. Those eligible for VA (Veterans) loans
can obtain 100% mortgages with no monthly premium, but there is usually an additional fee increasing the amount of the loan
(and therefore repayments) at the outset. Other government supported schemes up to 100% of purchase price may be available.
