New homebuyer tax credit cut in half
There is good news and bad news from the "compromise agreement" for the stimulus package finalized yesterday in Congress.

The good news - a tax credit for home buyers at 10% of purchase price is part of the package. The bad news - the $15,000 maximum proposed by the Senate has been reduced to $7,500. Better than a kick in the pants, but maybe not the jump start that we were hoping for.

This is NOT the $7,500 credit already in place from last year, due to expire this coming July 1. That was only for first time buyers, and was effectively a 15 year interest-free loan. This new credit will be available to all buyers of a primary residence, and will not be repayable unless the property is sold within 2 years. Full details should be available soon.

Foxnews.com indicated it is NOT for all purchasers, but only first time home buyers (which likely will mean anyone who hasn't owned a home the last three years) who complete their purchase by the end of August- and the credit is reportedly $8,000. It could help reduce some of the oversupply, but not by much, since it seems it is the first time home buyers who are having the most difficulty getting financing. The biggest problem will be if sellers actually believe this will increase sales, and they continue to cling to unrealistically high prices (they need to take a cue from baseball free agents who have to adjust to reality-not concern themselves with what they could have gotten two years ago). Bruce, there seems to remain some confusion over the amount and terms of the credit, it all happened later yesterday and various reports contradict one another. So we'll have to wait and see.

But I agree with you - I don't feel it will be enough to make a big difference, and there still remain sellers who are unrealistic in their expectations, often because they can't afford to accept less and make it work.

We still have many trying times ahead of us.
